We can also assist in the interpretation of Permitted development rights for homeowners and help record your consent to develop.
We use the latest 3D modelling software and VR technology to bring your vision to life, which allows our clients to really see how a space will work for them, before they have committed to build. This allows us to ensure that our clients are fully happy with the design solution created for them.
Stage 1 – Inception / Feasibility
Ralgreen Ltd. would meet with yourselves to understand your basic requirements and explain the process of developing the project through from inception to completion. Offering advice and suggestions as to whether your ideas are feasible and offer advice on budget. Depending on what you wish to do, we are able to advise on the various approvals and consents that will be required. We would also detail the services we could offer and our charges.

If you decide that Ralgreen Ltd. are the professional architectural practice that you would like to appoint, we will write to you to confirm the scope of works envisaged, associated fees and the form of appointment.
At this early stage of the project the health and safety considerations (CDM Regulations) are already very relevant and Ralgreen will guide you through this legislation to ensure your obligations are met and that you are happy with the way forward in this respect.
Stage 2 – Outline proposals
Once our appointment has been confirmed, Ralgreen Ltd. would visit the site to gather an understanding of the context and the constraints involved. A measured survey will also need to be commissioned at this stage to allow the proposals to be developed.
Once the base information has been collated and a brief has been received from yourselves we will then prepare a sketch design based on your given requirements, and arrange to visit you to discuss the ideas within the sketch.
The sketch proposals will be developed further through discussions with yourselves to ensure you are happy with the design proposals.
Stage 3 – Planning Approval process
Once the sketch scheme has been agreed with you, Ralgreen Ltd. will prepare detailed drawings to enable a planning application to be submitted to the local authority.
Once the planning application is submitted, we normally anticipate the local authority to make a decision on the application within an 8 – 13 week period.
A fee is payable to the local authority which is dependent on the size and type of property, and the local authority concerned.
Ralgreen Ltd must stress that the granting of planning permission is something that cannot be guaranteed.
Stage 4 – Building Regulation process
The second approval prior to actually starting your project on site is Building Regulation Approval. There are various approaches that can be used to obtain Building Regulation consent but the traditional and most robust approach is for Ralgreen to produce a set of Building Regulation drawings which will be submitted to the Local Authority for approval prior to progressing into the construction process. This is a set of more technical drawings which shows the local authority how the project is to be constructed and how the various technical rules and requirements are to be met.

As we move beyond the front end design stages of any project the focus moves on to the more detailed construction related matters of more detailed construction related drawings, specification, scope of works, programming, cost planning, contractor selection / appointment and then of course the build process itself. Ralgreen Ltd offer a full range of professional services throughout all of these detail stages as well as a full contract management and on-site inspections service, if required.
